158 new homes plan for rural Carnforth

The site covers five agricultural fields to the east of the town, off Carnforth Brow, and alongside the Lancaster Canal.

The plans, submitted by Graham Anthony Associates of Preston on behalf of Mr R Hughes, include access via a new roundabout on the A601(M).

The development would be a mixture of two, three and four bedroom two storey homes.

The southern part of the site has outline planning approval for a marina and hotel development with associated infrastructure and another new roundabout off the A601(M).

It is understood that the overhead powerlines and gas pipeline that cross the proposed housing site would be diverted.

Lancaster City Council’s public realm officer has said in a report that the developer must provide a children’s play area on the site, contributing £53,868 for parks and gardens, and £190,558 for outdoor sports facilities.

The breakdown of home sizes show the plans are for 95 four bed houses, 36 three bed houses and 27 two bed houses.

The development would include 40 per cent affordable homes, and the land was assessed as a potentially deliverable housing site in Lancaster City Council’s most recent Strategic Housing Land Availability Assessment (SHLAA).

The report said that mature trees and existing hedgerows are to be retained with an extensive complimentary landscaping scheme “to assist and aid the merging of the development into this rural landscape setting”.
